Required NOCs for Building Construction

NOC stands for No Objection Certificate and is required for the purchase or selling of a property. NOC is given to a company or a person who wants to purchase or construct a residential property. Those who want to construct a commercial property, like an apartment or bungalow, need a No Objection Certificate for building construction from government authorities. 

List of NOCs for Building construction

  • Fire NOC

A building of a certain height needs to have a NOC from Fire Department. The height for Fire NOC could be different from one state to another. This NOC ensures that the building has all the safety measures for fire. Fire NOC is provided by Chief Fire Officer and is valid for 3 to 5 years depending on the purpose of the building. 

  • Heritage NOC

Department of Archaeology provides heritage NOC to make sure that the construction area is not harming any historic property. Usually, this comes into existence when someone is purchasing a property near any historic place. 

  • Aviation NOC

Aviation NOC is provided by the Civil Aviation Department. This confirms that the building has proper domes, chimneys, billboards, and other elements that won't come in the path of a spacecraft. 

  • Forest NOC

If the building construction requires the destruction of forest and cannot be avoided in any case, a NOC is necessary from the Forest departments. 

  • Garden NOC

As per the Environmental laws, this is the most important NOC. This NOC is issued by the garden department. The owner is supposed to plant 3 times the tree that was present on the land before construction. 

  • Road NOC

Road NOC is necessary for the building to be close to highways, expressways, and traffic roads. This assures that there’s adequate distance between the roads and the building. 

  • PWD NOC

PWD NOC is provided by Public Works Departments. They take care of the non-residential buildings. This NOC assures that the building being constructed is not harmful to any government building. 

  • Irrigation NOC

This NOC assures that the building is not disturbing the water channels. If any of the water channels are harmed during the construction of the building, the owner will be responsible for its repair.
